Windows

Pella Pro Line as per print, double hung, Low E, Argon gas filled, wood with cladding, with screens as per print.

Color choices may be an upgrade.

Muntins are upgrades.

Basement Egress

Window and molded window well with ladder/steps.

Bilco door is an upgrade.

Shingles

OWENS CORNING Oakridge Pro 30 year.

ELK Prestique 30 year.

GAF Timberline 30 year.

CERTAINTEED Landmark 30 year.

Masonry

Any exterior walls that are not covered with exterior composition vinyl or wood siding, to be covered with brick, or $300.00 allowance per 1,000.

Some bricks, such as sand molded bricks are more prone to minor chipping which would allow the base color to come through.

While efforts will be made to avoid using any bricks with chips if minor chips on bricks are discovered after they are placed on the wall, they will not be replaced.

All work to be professionally caulked and cleaned upon completion.

Stone address marker.

Any brick details shown on drawings must be agreed to separately and is not automatically included at base pricing.

Exterior Doors

Therma True S210 six panel doors or equivalent.

Door between house and garage is fire rated per code SS510.

Concrete

Basement, garage, and porches

Ten (10) foot drive with turning apron approximately two (2) feet wider on each side than the garage doors and about twenty (20) feet out.

Four (4) foot sidewalk to front door.

Five (5) foot sidewalk per municipality ordinance along roadway.

Bath faucets - selected from standards at the builder's model.

Insinkerator Badger disposal.

Mustee free standing single bowl laundry tub with Gerber two-handle faucet.

Oatey washer stand pipe box.

Gas line to fireplace, dryer, furnace and water heater.

Two (2) outside frost free sillcocks.

Dayton stainless steel or American Standard white or linen steel 33 x 22 double kitchen sink or equivalent.

Electrical

In spite of any electrical layout which may be on the building plan, One (1) switch and overhead light per room and outlets along the wall spaced as code requires unless otherwise specified.

Keyless fixtures are provided for garage and basement.

Bathroom shall provide for one (1) light over each sink wall mounted.

Bedrooms to have overhead lights.

Master bedroom to be prepped for fan.

Two (2) outside GFI circuits and one (1) in garage included.

Electric fixture allowance, including recessed fixtures, 1/2% of base building contract price, bathroom fans are included separately from the fixture allowance.

Allowance should include bulbs for all fixtures.

200 amp service.

All circuits for kitchen, bath, outside and garage to be GFI.

Smoke detectors (minimum of 6).

Two (2) phone outlets and prewiring for two (2) cable outlets are included as standard; additional openings are upgrades. (Purchaser may incur additional costs to connect house to system provider.)

Doorbell and chime.

Recessed lights are options or charged against fixture allowance.

Decora switches and plugs are upgrades.

Insulation

Attic Ceilings R30 Fiberglass blown insulation, if accessible.

Exterior 2X4 Walls R13U Ultrafit sprayed fiberglass insulation.

Merrilat - selected from samples at model.

Laminate counter tops, with 4" backsplash, to be Formica, Wilsonart or equal, colors to be selected. Bathroom countertops to be cultured marble tops as specified under plumbing above.

Finish Lumber

Casing to be selected from standards at builder's model.

Base to be selected from standards at builder's model.

Interior doors - 6 panel Colonial from JELD-WEN or equivalent.

Fireplace mantle to be selected from styles on display at builder's model.

Stair Rails

Stained oak rail and newel posts, painted spindles.

Painting

Exterior, one color.

Woodwork and doors, one color (If staining is selected - various woods accept stain differently and variations in the final appearances will not be refinished).

Interior, walls and ceilings, 2 coats, 1 color throughout.

Garage, 1 color, 1 coat.

Basement steel posts and beams painted.

Hardware

Schlage to be selected at builder's model.

Plymouth entry handle front door, matching, or equivalent.

All doors to have hinge bumps where needed.

Tile

Ceramic tile in the foyer, bathrooms, and flush fireplace hearth and surround - to be selected and approved per selection sheet from samples at model.

Flooring - Carpet and Vinyl

All areas of first and second floor not covered with tile, hardwood or vinyl to be covered with carpeting and padding, installation included - selection to be made at builder's model.

Laundry room - Vinyl per samples at the model.

Appliances

GE GSD 5500 Dishwasher, or equivalent, or $350.00 allowance.

GE Spacesaver microwave, Model JVM1631WH, or $200.00 allowance.

Shelving

Closet Maid white wire shelving or equivalent, one per closet except 5 in any linen closet or pantry

Miscellaneous

All areas of home, windows, brick, exterior, basement and garage to be fully cleaned prior to closing.

Builder to obtain Certificate of Occupancy from Berlin Township, evidencing satisfactory completion of all aspects of construction, prior to closing.

Gutters and downspouts to match trim colors.

Garage drywall shall be finish coated, sanded and painted.

Purchaser is not entitled to credit for any of the allowances not fully used to the maximum.

Garage door, “Waynemark” or “Stratford” solid, sectional steel with opener (windows, insulation or wood are upgrades).

Fireplace 36 inch Direct vent Heat N Glo SL-750TR with gas logs and glass enclosure or equivalent

Trim to be maintenance free exterior vinyl or aluminum or wood trim, stained or painted.

Either gas or 220 electric wiring for one kitchen range location is included.

Not Included

Dimmer switches.

Landscaping.

Purchaser will be required to plant two (2) trees per Berlin Township requirements. If not planted by closing, a $1,000.00 bond may be required.
