Charles Catholic Church & School is located almost adjacent to
the property, at the corner of Swan Creek Road and North Dixie Highway.
Newport Community Church is located on Newport Road, approximately
a half mile west of the property. Christ Our Shepherd Lutheran Church
is on Telegraph Road, 1.5 miles south of Newport Road. Grace Baptist
Church is on Telegraph Road, 2.5 miles south of Newport Road. Missionary
Baptist Church is located on North Dixie, about three miles north
of Eagle Pointe.

Eagle
Pointe is located in the Jefferson Consolidated School District.
Jefferson North School was built just a few years ago for K through
fifth grade. It is located about one mile north of Eagle Pointe. Jefferson
Junior High is on North Stoney Creek Road and Jefferson High School
is located on Williams Road. Both are approximately four miles southwest
of Eagle Pointe, off of Post Road and serviced by Jefferson school
buses.

Fire Protection |

The
fire protection is provided by the Berlin Township Fire Department
from two locations. One is in South Rockwood and the other is a new
fire hall located immediately adjacent to the property on Swan Creek
Road. Both are staffed with trained paramedics.

Freeways |

Eagle
Pointe is located just east of I-75 at the Newport Road (Exit 21).
I-75 provides easy access to Detroit to the north, (approximately
21 miles) to the city limits, and to the south to Monroe (approximately
8 miles) and Toledo (approximately 23 miles). Eagle Points is also
located within two miles of the entrance to I-275 which leads to all
areas north and provides easy access to I-94, Ypsilanti, Ann Arbor,
Plymouth, Northville, Farmington, Novi and all points beyond.

Geography |

Eagle
Pointe is located in Berlin Township at the north end of Monroe County.
It is just across the road from the Swan Creek which flows out to
Lake Erie. It is also traversed on the southwest corner by Little
Swan Creek that also flows through to Lake Erie. Because of its proximity
to Lake Erie, the area is relatively flat and has been farmed for
many years prior to this development.

Windridge
Oaks Golf Course is a public course located on Armstrong
Road north of Newport Road. It is approximately two to three miles
from the subject property. It is an 18 hole course and open to the
public. Eagle Pointe is also close to many other public courses in
the area, such as River Raisin, Carlton Glen, Lake Erie Metropolitan
Park, and Oakwood Metropolitan Park, all
within about 15 minutes. There are also private courses in the area,
such as Monroe Golf and Country Club and three courses located on
Grosse Ile.

Memorial
Mercy Hospital is located in Monroe and Seaway/Oakwood Hospital is
located in Trenton. Mercy Hospital is also building a satellite hospital
around the corner from Eagle Pointe on North Dixie Highway which is
being shared with Oakwood Hospital. Oakwood Hospital is building a
facility on Newport Road just west of I-75 about a mile west of Eagle
Pointe. In addition, Ann Arbor and Toledo hospitals are only a short
distance away via the expressways.

Lake

Eagle
Pointe is about three miles from the shores of Lake Erie. There is
a DNR public access on Swan Creek Road at North Dixie Highway, approximately
a quarter mile from Eagle Pointe. From there, one can have access
to Lake Erie and the Great Lakes for all water sports, including fishing,
boating, sailing, and jet skiing, etc. There are also public launch
areas at Sterling State Park, Pointe Mouille and Lake Erie Metropolitan
Park. Monroe is the Walleye capital of the world and offers more licensed
charter boat captains than any other county in Michigan. Swan Creek
Boat Club is a private club , further down Swan Creek toward Lake
Erie (located about two miles from Eagle Pointe). Swan Yacht Basin
is also in that area and is open to the public.

January of 2000, Berlin Township completed construction of a new library
on the northeast corner of Swan Creek Road and North Dixie Highway.
It is now open to the public.

Local Goverment |

Eagle
Pointe is located in Berlin Township, Monroe County, Michigan. Berlin
Township is governed by a Board of Trustees and a full time supervisor.
They also have a full time township clerk, treasurer and assessor.
The township offices are located off Trombley Road on Swan View and
are approximately two miles east of Eagle Pointe. Monroe County offices
are located in Monroe and are approximately ten miles southwest of
the property.

Monroe
has a multi-sports complex/ice arena with two indoor ice rinks. It
is located on Dixie Highway approximately ten minutes south of the
property off I-75. Jefferson School District also has a recreation
center with indoor and outdoor tracks, swimming pool, weight room,
and racquet ball courts. These are available to the residents. Eagle
Pointe has a playscape with tether ball for younger children and a
tennis / basketball court for everyone else.

Restaurants |

There
are new Taco Bell and Burger King restaurants in Newport, just west
of Eagle Pointe. There also are many restaurants on the north side
of Monroe off of Dixie Highway and I-75, six miles south of the Newport
exit. These include Red Lobster, Burger King, Bob Evans, McDonald's,
Big Boy, Wendy's, Denney's, Subway, Pizza Hut, Popeyes, and Country
Pride. In addition to these fast food restaurants, there are many
restaurants in and around Monroe, Rockwood and along Dixie Highway
south of the property.

Eagle
Pointe is serviced by Lee's Market, just west of the property, and
some other party stores located in the immediate vicinity. There are
also three major grocery stores within about a ten minute drive. The
property is approximately ten minutes from Frenchtown Square Mall,
located on North Monroe Street in Monroe. They have Elder Beerman,
J.C. Penney, Sears, Target, OfficeMax, and Dunhams. They are surrounded
by WalMart, Loews, Meijer and Staples. Southland Shopping Center is
in Taylor, about 20 minutes away to the north, off of I-75 at Eureka
Road.

Water/Sewer Services |

Eagle
Pointe is serviced by public water, sanitary sewer and storm sewer
systems. Water is provided through the Metropolitan Detroit Water
System and the sanitary sewer is a public system operated by Berlin
Township. Storm water is under the jurisdiction of the County Drain
Commission and flows through Swan Creek to Lake Erie.
